Two Serendra is a condominium complex consisting of nine buildings in the heart of Bonifacio Global City. It is unique in that it has everything from colorful European-style low-rise condominiums to the latest high-rise condominiums on the same site. Due to the large amount of security, the size of the site, and the number of common facilities, it has been used as company housing for global companies. Surrounded by Japanese schools, 24-hour hospitals, shopping malls, etc., it is a very comfortable environment for families who are not used to living abroad.

Address: 26th Street corner 11th Street, Bonifacio Global City Taguig City

Area Info: Located just at the end of Bonifacio High Street, a tourist attraction street in BGC. Bonifacio High Street is what Omotesando is called in Japan, a street lined with low-rise shopping facilities, cafes, and restaurants.

Surroundings: Direct access to Serendra Mall. Supermarkets, movie theaters, and restaurants are all within walking distance. Uptown Mall is lit up at night and the fountain illumination attracts many people.

BGC is considered a city where people flow from north to south from day to night. To the north are large shopping malls, educational institutions, and office buildings, while to the south is Bonifacio High Street, an open area with many low-rise buildings, where people seek solace and spend their time in the restaurants near Tucsendra.

  • Direct access to the shopping area: There is a bridge within the condominium that allows access to the shopping area without having to cross a traffic light.
  • Kids room utilization: Usually kids rooms are not that highly utilized, but Two Serendra has three kids rooms and an outdoor athletic facility, all of which were utilized.

We saw children of many different nationalities playing together, and the condominium seemed like a place where residents could easily interact with each other through their children.

Brand new condominiums have been coveted since BGC was first developed. As new buildings are being built one after another, the value of the older buildings is rising as a result of the synergistic effect. Since the number of properties sold and purchased is large, liquidity is high, and it does not take long to sell or buy a condominium, so it is possible for expatriates to buy a condominium for their residence and sell it for a higher price when they return home.

Capgain (gain on sale): Even older buildings are slowly increasing in value and were solid during the pandemic. Although there is a price difference between older buildings and newer buildings, the newer buildings are not likely to be at an extreme premium or to increase in value.

Income Gain (Rental Income): Rents are not that high, starting at 30,000 pesos for a 42-square meter Studio type, so even the local middle and upper class can afford it. Because of the large number of tenants, there are few cases where renting a studio to 2-bedroom unit is problematic. Since these apartments are used as company housing, one-year or two-year contracts are preferred over six-month contracts.
